About Home Inspections
Buying, selling, building or staying in the property you own, a property inspection just makes good sense! Understanding the condition of the systems and components of a building are critical when it comes to purchase, repair and maintenance decisions.

A professional home inspection is an impartial third-party visual evaluation of the physical structure, electrical, plumbing, heating, air conditioning, roofing, interior and exterior.

Upon completion, you will receive a formal written inspection report detailing the condition of each item inspected.


What is Included in the Inspection?

We provide buyers, sellers, property owners, & agents with important information essential to evaluating a property’s condition. Through inspection, consultation & detailed reporting we review:

EXTERIOR: grading, walls, coverings, patios & decks, patio covers, sidewalks & driveways, soffits & fascias, doors/windows & trim, gutters & downspouts, retaining walls, fences & gates.

STRUCTURE: foundation, crawlspace, footings & columns, floors, walls, chimneys.

ROOFING: structure, coverings, flashings, skylights, vent/stacks.

ELECTRICAL: service entrance, grounding, panel & sub panels, branch circuits, outlets, GFCIs, circuit integrity.

HEATING and A/C: description, combustion system, A/C components, supply & discharge lines, venting, ductwork & registers, controls & thermostats.

PLUMBING: main supply line, distribution lines, fixtures, vents & traps & drains, functional flow.

INSULATION: attic, walls, crawlspace, floors, lines, ductwork, air & vapor barriers.

INTERIOR: walls, ceilings, windows, floors, doors, stairs, fireplaces, smoke detectors.


How Long Will it Take?

In most cases, the average inspection takes between 2 to 3 hours depending on the size, condition and age of the property.


Should I Be There During the Inspection?
We strongly urge the prospective buyer to be present for the walkthrough at the end of the inspection. By being present, you will have a far greater understanding of your new home and the report.

Pre-Listing Inspections
Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps in many other ways:

  • It allows you to see your home through the eyes of a critical third-party.
  • It helps you to price your home realistically.
  • It permits you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later.
  • There is no delay in obtaining the Use and Occupancy permit.
  • You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
  • It may encourage the buyer to waive the inspection contingency.
  • It may alert you of items of immediate personal concern, such as radon gas or active termite infestation.
  • It may relieve prospect's concerns and suspicions.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement.
  • Alerting you to immediate safety issues before agents and visitors tour your home.
    Copies of the inspection report along with receipts for any repairs should be made available to potential buyers.

Note: Just as no two home inspectors and no two reporting systems are alike, no two inspection reports, even if performed on the same property at the same time, are alike. This pre-listing inspection report is performed for my client, the home seller, with the cooperation and assistance of my client/home seller. It assumes full disclosure on the part of my client/home seller. My client may choose to share my report with others, but it is performed solely for my client. And although A+ Inspections performs all inspections and writes all reports objectively without regard to the client's personal interests, additional inspections, which of course would reveal and report matters differently, should be considered.

Pre-Inspection - Sellers Can Speed Up Their Home Inspection
Sellers can speed their home inspection by following these suggestions. The inspection will go smoother, with fewer concerns to delay closing.

  • Confirm that water, electric and gas service are on, with gas pilot lights burning.
  • Ensure pets won't hinder the inspection. Ideally, they should be removed from premises or secured outside. Tell your agent about any pets at home.
  • Replace burned out bulbs to avoid a "Light is inoperable" report that may suggest an electrical problem.
  • Test smoke and carbon monoxide detectors, and replace dead batteries.
  • Clean or replace dirty HVAC air filters. They should fit securely.
  • Remove stored items, debris and wood from foundation. These may be cited as "conducive conditions" for termites.
  • Remove items blocking access to HVAC equipment, electric service panels, water heaters, attics and crawl spaces.
  • Unlock areas the inspector must access - attic doors or hatches, electric service panels, closets, fence gates and crawl spaces.
  • Trim tree limbs to 10' from the roof and shrubs from the house to allow access.
  • Attend to broken or missing items like doorknobs, locks and latches; windowpanes, screens and locks; gutters, downspouts and chimney caps.
